From what I can tell and have heard around town, if you can afford the high membership costs, Boomtown, Real Geeks, and Firepoint are the most commonly used by the higher producing agents.

Although, I have seen HOA's that are very limited in increases, or that require membership vote and approval for increases.

Look at all the Premium memberships.

@Andrew Reilley I’m only a small time investor, not a broker or agent with a comprehensive market survey, but when I did a 1031 exchange to buy a 3-family in that general area in August, and created a spreadsheet of all the options, I was fairly consistently seeing around a 4.5% cap rate.I was looking mostly in B areas, and as soon as I saw anything 5%+, I’d jump on it.
