From what I can tell and have heard around town, if you can afford the high membership costs, Boomtown, Real Geeks, and Firepoint are the most commonly used by the higher producing agents.

@Andrew Reilley I’m only a small time investor, not a broker or agent with a comprehensive market survey, but when I did a 1031 exchange to buy a 3-family in that general area in August, and created a spreadsheet of all the options, I was fairly consistently seeing around a 4.5% cap rate.I was looking mostly in B areas, and as soon as I saw anything 5%+, I’d jump on it.
