Move in/move out Checklist

What should I do if a tenant hasn't returned their move in/move out checklist within the time stated on their lease agreement. Our lease says to be returned no later than 5 days at 5 PM and today is day 6... they said they are "working on it.." and can I come pick it up at 8pm tonight!  I do not want to start off this relationship between landlord and tenant being  a pushover and having to chase them down for every little thing, but I Also dont want to be a hard ***  and cause problems. What is your advice on handling this situation

Hi @Samantha Swenson.

Two ideas for you to consider:

  1. We did away with a paper Move-In/Move-Out (MIMO) several years back. We now use an online survey tool (like SurveyMonkey) so tenants can complete the MIMO in minutes and we can receive it in seconds electronically. This way, we can also ensure the form is fully completed with all necessary info. If you want an extra level of protection, you can always PDF their completed form and send it back to them for e-signature (using a service like DocuSign).
  2. Our signing documents have a provision that if the MIMO is not returned within the specified timeframe, all the particulars of the home will be considered to be in satisfactory condition.
