How do you know he is not a scammer who saw the death notice in the paper and got keys to the house and made this situation up? 

I would recommend looking further into these things if you haven’t just to be sure you are positioned appropriately.As far as incentives go, we haven’t seen the need to offer any in over 18 months but I like @Mary Mitchell’s suggestion of applying any discount to the second month’s rent.

For a while now I have started to notice the stories do not match the bill.

I sent a glowing email to the agent, their manager and DB/senior broker owner.You could also leave a positive review for them online. 

I think if I answered all your questions, this property would have positive responses to most.

INFO I had noticed overwatering in several spots near my house during 2016 and 2017 so contacted the office, in advance of this problem, just to be a good neighbour.

One thing I noticed in your numbers is the insurance values which I think is too low for the property.

Overall, the inspection shows the place is in pretty good shape with mostly cosmetic fixes.The inspector did notice that the microwave installed over the stove/range vents not up into what looks like a vent system above the microwave, but out into the room just above the microwave door.
