I didn't see this thread earlier, but I agree with Nick and Ray that I'd rather lock up the $55K profit than risk losing it all just to try for another $15K.Purely based on my utility function, the extra 25% isn't worth losing the deal over.

I would set the thermostat in each apartment, make sure its calibrated, and install a clear plastic locking cover on each for which only you have the key.

Luis, I agree some may "require" a 10% down but that is only to either lock in the contract or they have cash flow issues.

Again, as an agent I'm telling you MOST agents will be thrilled to have someone handle their short sale which they don't want to do, to have a cash offer in the package to give maximum leverage when dealing with the bank, and have a secured listing that is approved and ready to go for the C buyer and have it locked up at 3% on their end.
