I know the homes sold so far have already gone up 60K+ since phase 1 (I believe 8 phases total) and they are on the later ones already.Also, if I plan to rent and then sell in the future how much of a difference is a single family free standing home going to differ from an attached house?

It phases out in between.DIY taxes and rentals don't go together, IMHO.

As to appreciation, there are many areas that you can bank on. solid economic basis, steady increases in prices for decades, the balloon pop didn't even phase some areas here, slowed, but still constant.

At this phase I am trying to do as much research into financing and how this all works. 

They are renovating as we speak, and I THiNK it's the  next phase of the Beltline project.If so good timing, your challenge is going to assemble a good team.

I wish I had wisdom to share but I am still in the initial capital building phase myself looking to invest in Vancouver/Camas area.

If there are other reputable and highly recommended contractors you have received bids from, for your sanity and finances, I would move forward with one of them.When a contractor is involved throughout the design phase, that typically gives him a good idea he will be constructing the project unless he has been told up front there will be other bidders.
