Im asking for your help and advice on this deal.The park is on 7 acres, currently has 12 pads, all tenant owned, $375/month pad rent, tenants do own yard work and maintenance, tenant pays for electric, owner pays for water/sewer/garbage/roads.

That's gonna cost a flipper.You need to identify a neighborhood that minimizes those issues.  

Also, if you like to average $200/door this math says I'm getting $285/door unless I'm doing something wrong.I'm starting to better understand CapEx and the need to hold money aside for major items down the road. 

My current plan is to visit the neighborhoods I've identified to get a feel for the area, speak to neighbors, learn about the resident perspective.

Our plan is to hold long-term (10+ years), with a primary focus on positive monthly cash flow and equity capture through strategic renovations (targeting a 10% to 15% increase in equity above the cost basis), with a secondary focus on properties that are likely to appreciate in value over the investment hold period and tax benefits derived from investment real estate.Right now, we are trying to identify real estate brokers/agents in the DFW area that specialize in 2-4 unit buildings with a real estate investor mindset.

Too many times, I have heard of, or seen, friends drop out, change majors or complete a major only to realize that later down the road, they detest their profession. 

As many have mentioned, if you are looking to create them and hold the paper it would be far more lucrative than trying to sell it down the road.
