To Sale or Not to Sale?

In the process of deciding to sale our personal home or use it as our first rental. Could sale for approx. $310,000. Owe 108,000. I believe we could rent it for $2,300-2,500. Mortgage is $1,850. We have the ability to use VA loan for our next purchase. Would love feedback from experienced investors😀
