I think that's part of my hesitation is this is coming from the sale of the "family farm (ranch), my dad put a lot of time energy, effort and sacrifice over the last 40 years to get where he is today and the ranch is an extension of that labor and I get worried about making a good decision as I invest that money.

While no legal action was taken against me, it very well could have been and I doubt any court would allow me to point to the previous tenants as bearing the blame.Also, I am very hesitant to rent to applicants who want to negotiate rent from the outset.
