Hello! I'm just getting into REI, living in south jersey and exploring local markets to get into. I know philly can be a goldmine for potential rehabs but it is so big and diverse... Any Philly investors have target markets they focus within? Any input for the newbie who is getting ready to jump into their first flip? Thanks in advance!

I'll be honest investing in Philly if your out of state can be tuff. Philly is a block by block city....meaning in a nut shell you really need to understand the blocks and neighborhoods. What might be worth $100k on one block could be worth $10k on another. There are many "hot" area's but be prepared to do battle with seasoned investors who normally pick up properties in a matter of minutes in most of those area's. With that being said there are still a ton of good deals, its just going to depend on your goals and budget......mostly budget ;-)
