You could apprentice with another investor, or learn from reading and listening, try some of the many books recommended around BP, search the web, ask questions here, but ultimately, once you feel you have an understanding of how things work somewhat, you just have to jump in.

I believe that cutting an opening on the side to make a door could compromise the structure of the house... as external walls are definitely load bearing.
