And one thing I recommend that I also need to do (that I don't) is attend BP meetups here and everywhere else I visit.

However, I want to show an investor my math calculations to make sure that I am not missing anything or else I will go crazy about the fact that this market is very profitable yet everyone is afraid of it. 

Most people also calculate in saving 10% for CapEx, 10% for property management (if you are doing your own then people still calculate it incase they want to have someone else do it later), 7% for vacancies, and usually have the repairs at 10% instead of 5%.

Anything else I should consider or take out of the "expenses" when dealing with seller financing? 

If the opposite is true then I will try to pair my holdings as best as possible to leave the smallest mess possible.

I am not an expert on lagoon systems, but i would not consider anything else till i am sure that this lagoon will not kill my park and me financially. 

@Kim Hopkins I completely agree with @Priyanshu AdathakkarIf anyone else wasn't cutting it in their work - it's simple... they'd get fired.

You don't want to strain any relationships with the seller or else you could develop a bad reputation.
