I've dealt with leaking roofs, big dogs, tenants losing jobs, one even spent couple weeks in jail... but I'm happy that I've been able to learn from my mistakes so early in my investment journey, and at a time when I could easily afford it!

I  have been extremely careful with bulk purchases like that...unfortunately you typically end up with 1 or 2 producers and a bunch of dogs (basically what Matt said).  

I would visit your local REIA meetings and see who could use a "bird dog".

Typically it would be a, 'bird-dog' or referral fee. 

The two things that come to mind is "bird dogging" and whole selling homes.

A nuisance complaint about a barking dog that turned into a heated argument and then a fist fight.

A tenant had 2 big dogs and the apartment smells horrible.
