This conversation was just brought up in the Brew City REI forum.

I am new to Bigger Pockets but I love listening and learning from the podcasts...I am from Orange County, CA but work and life have brought me to the ever expensive Bay area where it is cheaper to rent than to buy but all of it is expensive nonetheless! 

Has anyone brought suit against the seller for breach in the event they decide not to sell?

@Garrett Blanchard here is the viewpoint from the development side of storage, which I imagine is still applicable for an acquisition strategy- One of the main things we are wary of is oversupply, especially with so much supply being brought to the market these days. 

I had a rollaway dumpster brought in and disposed of personal possession.

What threw me over the top was when they tried to justify to me that I should pay a commission to an agent they brought in to lease up our units...the "new" tenant was an existing tenant who lived in the unit next door. 

House hacking was the only option that brought in income of those 3 overall options.

In other words, if the 1007 (rental comp appraisal) report brought back a market rent that would meet greater than a 1.0 DSCR than you could qualify for a 30 year loan 70-80% LTV with rates in the 5% and 6% range. 

Purchase Agreement and Assignment of Contract.Yes I can do it but geez as to when, I am am a week+ into searching sooo ...if it's today or next week either I'll write my own or pay an attorney as a last resort; but the right documentation is crucial and yet only ever brought up if it's wrong. 

If you can prove that this tenant brought in the critters, the treatment should be charged back to them.
