A fairly new decent 4 bedroom 3 bathroom house was sold for only $35,000. (2426 Gilbert Dr SW, Atlanta, GA 30331).

Have you ever looked at a rental comp and said well this one is 100 more sq feet or mine is a 3 bedroom and not a 2?

It is a 2 bedroom apartment.

The small 2 bedroom 650 square foot home is nowhere to be found in the city records, yet has been around for 50+ years, and used as a rental property at the rear of the property, behind the primary house.  

Found a property for 32k in an area where there is high demand to rent could charge 1800 a month for a 3 bedroom.

Description of the property1- it belongs to his parents and they are distress sellers just trying to sell2- 63 days on market3- Price- 159k, condo/townhome(HOA), 2b-1b, built-1964, 908 sq ft, 1305 sq ft lot4-  prices for similar property go from around 125k-145k5- about 40k in remodel6- they bought it in 2015 for 71kI imagine its a 'b class' neighborhood.

Of course the counter point is the $million condos built at the base of Mt Trashmore in Key West - Location location location ????
