Not sure exactly what was being hidden, but it was obviously something.I'm not beating myself up over it too bad and really felt like if it closed as planned it would have been beginners luck taking down a killer deal in under 90 days since licensed.

It is not unheard of, but I'd imagine it to be a bad business practice not to allow flexibility if it spoils the deal. 2% buyers commissions in my area are very rare. most are 2.5-3% sometimes subtracting a small transaction fee (something else that is odd to some and common to others).

It's tricky because you don't want to make the guest mad and have them leave you a bad review but you also need to get paid for them breaking your TV.

So you have to decide if you want it bad enough to pay more (in time and/or money) or are you prepared to walk away losing what you have invested already (Inspections etc).

I recommend working on leads you can find through your “sphere of influence” and spread the word with people you know that you are now an agent.
