It wasn't until after the basement was finished that we were able to get rid of PMI.

My credit score still dropped 40 points because I got rid of a mortgage within the first 4 year, that was supposed to last 30 years and was an arm that would have gone up next year. 

In my opinion packaging a deal is either because of convenience to a seller (dealing with one buyer and one transaction) or because a seller has some bad investments that they think will be easier to get rid of by packaging them with some good investments.  

I would get rid of this tenant and find a good one that can actually appreciate having a unit worth paying market rent for. 

My friend mostly just wants to be rid of the property, as real estate was her husband's gig, not hers.

I assume you still want to get rid of this tenant legally?

But most of the time, if you treat the student right, keep in contact with them, and supply a higher quality product with a higher quality price, this rids away of a *majority* of the bad tenants.

Not sure how much truth there is to that.Here is my concern... given this tenants attitude and length of stay I'm a bit worried about being able to get him to sign a lease or leave.I dont necessarily want to get rid of him if he is paying on time. 

Pass, slow area going to be a huge pain to get rid of it in the future.And if you're doing VA ....

It is a war zone and he is willing to give it away to be rid of it.
