I just had my 1st LLC filing sent to state, one reason being for liability purposes and another reason is because I thought having a company name would help me to appear more legitimate to a home owner/person I’m trying to do business with.

I would not put a letter in the file stating that you intend to live in an on site camper until the tenant moves out, that implies you are not an owner occupant. 

For an LP to be filed, and be legitimate, there has to be an underlying law suit filed.

Unfortunately, if buyers only want the property vacant upon purchase, and the current tenants rufuse to move out, you may have to file an eviction.

The issue with financing is I have a tax lien due to my taxes being filed improperly.

(About $1500 over her deductible because she wouldn’t file a police report.)Paying that $4k out of pocket has saved me at least $20k in premiums. 

Her mom did not put her daughter on the deed before her passing, now a claim has been filed against her mother’s estate.
