Is there anyway to buy this property with lis penden?

After talking to a client after multiple follow ups she finally began opening up to me and said she wouldn’t mind selling it to me, only issue is there is a lis penden that was filled from 2018 and the original lady she said she was going to sell it to(also the tenant)couldn’t afford the property anymore, after her husband of the time passing and still can’t. The owner doesn’t want to go through with the sale with the tenant anymore and is giving a really good deal to “just take it off her hands”. I’m in Los Angeles,California and I’d like to know is it possible to help this lady out as well as obtain possession of this property any articles,YouTube, or advice in the right direction would be greatly appreciate at this point been researching endlessly.
