You don't have to have an Attorney to create an LLCWith that said, you may want to consult an Attorney to determine if an LLC is the right fit for your business plan. 

The type of entity that will best fit your needs to be considered as some are better for buy and hold and some are better for fix and flip. 

I love creative deals, but this one doesn't fit the mold.

In my 4plexes I can only fit in Stackable Units and they are extremely expensive compared to side by side units.

The relationship, the probing for info, and determining fit is a huge deal, but it means you have to be "ON" all the time...and unless you're doing it all the time I think some people grow complacent and forget that answering the phone is the only way to generate that big ROI we're all looking for!

And you go to other neighborhoods with 5 year old brick ranches and the one frame house doesn't fit and is worth less than the rest. 

I analyse 10-15 properties everyday for investors and myself and find 3-5 per month that fit my criteria for investment.
