First, congrats on your success...you certainly have transitioned well from W2 to all things dirt. 

There are alot of properties it seems with high cap rates, which I am looking for to transition from residential to commercial.

Not high enough to transition into interest bearing instruments, or alter housing demand.

Ive come across numerous different responses regarding this topic.Im transitioning out of the military in 11 months, the goal is to purchase a 2-4 unit to househack when i get out while going to school collecting BAH, and continue to build a portfolio of multifamily units. 

My thinking is that if I get the “right” place then I could live there for 6 months fix it up and sell for a profit to jump start the cash flow and then transition to investing in the area I want to retire in or if it goes well do it again.
