PMC Ghosting; Tenant Hasnt Paid in a Month

Hello All,

I reached out to my Property Manager a multitude of times over a non-paying tenant. This issue has been going on for the past 3 months. Two of these months they ended up paying, but late. Currently in Nov they paid relatively on time, but their check bounced on the 15th leaving my account in the red. This is after a two hundred dollar rate hike on a new lease. (Yes, I wasnt smart to renew a lease with this family, but had told the property manager to only hike it 100. He upped to 200 which made matters worse.)

Now after asking what their policy is with a non-payment after a 5 day notice has been issued, I havent received any correspondence. Two months ago I contacted the PMC requesting that I get re-assigned to a different manager. Im willing to give the company itself another go, but am completely done with this inattentive manager who ghosts from afar. Still waiting on a response from them in regards to that with December rent looming.

My main concern is getting a manager that's on my side in the matter. Seems like this guy or company (we'll see) is trying to balance between being the middle man for both landlord and tenant. How would you wiser more experienced landlords proceed? How much of a pain is a PMC transition mid lease with a non-paying tenant? Should I get rid of the PMC if my entreaties fall on deaf ears, then hire a lawyer for the eviction? Or would it be best to just evict on my own with the PMC still in place, and take it from there? Is there any legal hurdles to do this against the PMC's wishes? If the tenant's lease has been broken by non-payment, am I in the clear to handle this?

Do note that the PMC is one that offers "free eviction," if the tenant they place is deemed unfit or does not pay. Probably why theyre reluctant to do so.
