Advice for house hack in Atlanta

Hi ATL BP community,

I'm reentering the RE world with the goal to house hack in ATL metro. I'm currently searching for duplex or SF house with an in-law suite (separate room and bath with private entrance). However, duplexes are scarce on market and houses with in-law suite are tricky to identify.

Question 1

What are the zip codes with a large concentration of duplex? Or in-law suites? I'm searching everyday and want to transition to off market search to specify

What is good to know/avoid? I've learned that counties like Cobb prevent more than 2 or so unrelated members from living in a SF.

For potential house hackers, lenders have been telling me that it's 15% min down for duplex but still 5% for SF. Something to consider. If there is a lender that will accept 5% for duplex primary residence, pls lmk.
