And then get them to put up half the money with you for the down payment (less what you paid for the lot).

You have more time than money (probably) so use that time to do this work and fix up the room to look very nice.

@Todd Allen I dropped my coverage after I had 3 houses flood in Hurricane Harvey and they denied my claims because Windstorm only covers water coming down, not up.

So here's my question sadly the lease we had our attorney draw up doesn't state that they must call us for repairs (however they always have in the past and we have always taken care of it within a day) but it does state they can't make any improvements or changes to the property without prior approval.

There is a lot of pent up demand due to high rates and there is still a major lack of new supply.

Those guys aren't cleaning that crap up. 

My back up plan if it doesn't sell is to hang onto it and rent it out, but I don't think it should have a problem selling.What is the best way to handle this?
