I also completed about 15 flips in the last 3 years.Last 5 yrs. has not been a walk in the park, especially with having a full time job, wife and 2 daughters. but it has been worth every minute.

The servicer is really to protect the borrower anyway but it does take away ALOT of legal issues from the lender (you).FWIW the US national average for time spent in one house is 7 yrs.

I was able to use that as a down payment and we were able to close without any problems.I hired some help and we were able to knock out a quick intensive remodel and were able to get the house rented in 6 weeks. 3 yrs later I still have the same great tenants and it rents for $900 a month.

The other thing to consider is that if the IRS or congress changes the rules/laws on Roth accounts, or if you wanted to use the money elsewhere, you can withdraw the full principle amount with no taxes or penalties once the account is 5 yrs. old since you have paid taxes on that money already.
