Your decision point, as anyone looking to buy now, is do you get a little more aggressive on your assumptions to get a deal done, or do you sit around and not do deals, potentially giving your investor base the opportunity to look elsewhere.Put another way: if your investor base is made up of physicians clearing $500k per year, and you know they will have $100k per year to invest, effectively forever, is it better for them to not do a deal this year, since you can't find one that is kicking off a 20+% return based on your underwriting.

You can't do what a good photographer can do without a few years of experience and lots of equipment. small investment for high return imo all that said, it's less valuable on a rental than on a home sale, but still worth it. it's good media content, and you have them forever once the tenant turns over.
