So this removes many of the would be REO's.I don't know how these investors are making any money on these deals by purchasing at levels above 80% of value, but one of my guesses is that there is a lot of foreign money coming in on speculation for So CAL properties.

In 2009 Europe were not in crisis yet and Euro was Stronger ($1.48 per Euro).Despite the fact my US property did not match the 2% rule I consider it a good choice because in this time the Europe/Italy future is uncertain and It is good to have an asset in Foreign country.Furthermore it is good way to learn how to manage a business remotely.

If the answer is yes to both, then you can likely get conventional Fannie/Freddie financing.If the answer is no to both or either, then your only option is Foreign National loan.

I've spent a little time looking into it today and I think it would be best for me to leave that as a backup plan if simpler options don't work out.I think the main concern that the lenders I've spoken to so far have is the ability to repay because they are not able to take foreign income into account.
