Hello BP Community:

I'd like to introduce myself. My name is Bryan and I currently live in San Francisco. I work in the tech industry, specifically advertising technology. I've been listening to the podcasts for a few months now and have read a lot of the posts including the "ultimate" guide.

A little more about my goals: I'm not interested in doing deals in this area however, mostly due to the outrageous price of real estate in this area. I'm only interested in the Indianapolis, IN market (and surrounding areas). I'm originally from Indy and understand the area much better. I've ran the numbers on several properties and looked at a few while I've been home to visit family. I've only looked at condominium units so far but they all have exorbitant HOA fees which kill the cash flow. I've never done a real estate deal, even for myself, but my goal is to go from 0 to 1 by the end of 2016 and start having cash flow. I'd like to find something with relatively low risk/exposure since its my first. Starting small is where I need to be right now until I get the hang of it. Within 5 years I'd like to have 10-20 cash flow positive properties in and around the Indianapolis area.

This was maybe a bit TMI, but I'm excited to get going and can appreciate the hard work in researching deals, planning for things that can go wrong, and then reaping what you sow.

Cheers,

Bryan
