Using an interview sheet with prepared questions will help guide your due diligence and note taking and could include questions on their screening process and criteria, rent collection process and enforcement of leases and late fees, eviction process and timing, monthly settlement process with owners, management software they use and it's functionality, owner's reporting, the maintenance request process and follow up, contractor depth, contractor pricing, commitments on turn times, their vacancy statistics, # units under management in your asset class and in your sub-market, requirements for renters insurance, whether or not they work with a collection agency....the list can go on based on your specific needs and these interviews can take a while.You will want to review their leases, management agreements and sample monthly reporting.
