Funding your first deal, let's hear those stories!

How did you fund your first deal? Did you start one way but looking back found pro's or con's to that path? Maybe you have a favorite strategy that you wish you would of known back then, lets hear it. I know many begin with house hacking or a version of it but for most with families that can put a heavy toll on your significant other or kids to deal with when you are already situated in a "forever home". What creative ways have some found to be beneficial? Would you take a 401k loan? Would you do a cash out refi or heloc on your primary residence, although the current interest rates have jumped? Do you just prefer to wholesale till you can reach a 20% down amount? Or are you one that found another creative financing way or even a side hustle to get to that magic number, let's hear those stories!
