Cold letter template/example

There are couple of local properties that I’ve had my eye on and would like to send out some letters. Would anyone happen to have an example or even a template that they have had success with in the past that I might be able to use?

Here's a letter I just started using, I sent my first 9 letters out and got a response from one so far, I will now need a follow up letter.  The seller stated that he reached out to me specifically because I took time to write him and because my envelope was hand addressed (on purpose - it creates intrigue). This is my first purchase from a cold contact but I believe it's a great one. hope this helps

Thank you for taking am moment to read my letter. I understand that you are in possession of a vacant property located at 63 Mustang Rd, My City, State and I may be interested in purchasing it. I have been a resident of the East Mountains and more specifically My City, my whole life. I see the deterioration of some of this area and want to do my part to help restore lost, abandoned, vacant, or neglected homes in the east mountains and find new home owners relocating to our beautiful valley that will love them. In some cases, we are keeping the homes in our possession. We are looking for individuals who have a vacant home and want to sell it for any reason. We buy homes in any condition, however, the more work a home will need to repair, the less we will be able to offer for the purchase of it, as you likely understand.

I would like to gain information about your property if it is available for purchase. I’m seeking a frame built, single family home, not a mobile home or apartment. Please consider a phone meeting for us to discuss the details, and then if we are both interested in moving forward, we can arrange a meeting for us to do a preliminary walk through.
