Usually with portfolio lenders you're looking at a maximum of 15 year fixed, or a loan with ARMs or balloons if you want a longer amortization.  15% down is the lowest I've heard of anytime recently.

@Mike Barry  HELOC will be an ARM - rates are at an all time low, so you risk in the long term the rate increasing.
