First-Timer in Cleveland

I am looking at a 6 unit building in the Cleveland. This is my first purchase of a multi-unit (I have only done single family) and I was hoping there were other experienced investors that could give a newbie some advice. I have analyzed it many different ways and it seems good, passed inspection, all rented up, etc. , the financials look great even at 10% R&M estimate. Just wondering if I am missing something.

Maple heights is low end but has a pretty strong rental market. I prefer other areas of greater Cleveland but do not think there is anything horrible about Maple Heights.
