A neighbor may know of the local Church the family attended & maybe the Church would assume possession for safe keeping.We had an elderly tenant who apparently buried her small dog in the backyard.

But I have two family members that are going to be investors and pool their funds together to purchase the property, but they want to have the title in my name so that when the rehab is done and it is sold, or if I decide to refi out and pay them back and keep it as a buy and hold they won't have to worry about doing anything.

We buy and hold and don't wholesale, but think a good method might be to ask your flippers or buy and hold buyers what they're looking for and where, then find them that house. 1000 sqft is very small and most families have alot of stuff and wouldn't even look at a place that small, limiting the tenant pool who would demand that space.

The 3bd 2ba homes (with a pool) seem to be the sweet spot. 2-4 bedrooms is where the highest demand is since the majority of the party sizes fall in the 4-6 people range.
