I have an extensive background in mortgage banking and interior design.

I would like to find a private money partner who values my financial background and expertise while sharing my passion and vision for making money putting together mutually beneficial deals.  

I don't know about CA but in TX you just need to be 18, pass the education requirements and a background check. 

Luckily my back ground is construction and have been negotiating contracts, SOW and COI for the past 25 years and have learned some things the hard way.I have a few calls into agents and sounds like there are a few policies needed depending on the stage your in.

The most important part is not the inspections but vetting your tenants or tenants with a strong background check and calls to the past landlords 

A little bit of the question background: I'm a recent college grad with a good job in IT that requires 100% travel so my "home" location doesn't matter.

My question is does this look like a good deal (Please comment with any information I can provide to better assess that question) , Could I potentially get a HML on this even if I am an 18 years old (Full Time RE Agent also I don't mind having skin in the game cash wise with money down I am aware this will be needed) , Also steps to take NOW if this does seem like a great deal, this would be my first flip and I completely understand what happens in flips coming from "dolphin background"...flippers.

My wife (who is Chinese background) knows from real estate agents that have done very well for themselves and some friends chasing the hot developments - residential SFR/presales and commercial, for offshore Chinese investors.
