Bonus Question: We're doing a walk through today.

As-is is the acceptance of the property in an as-is condition, you can broach your agent about renegotiating but be prepared that the seller will push back and decline or you can walk away and he'll keep your deposit money. 

I've saved up enough money to pay the bills for the next few months and am literally walking the streets knocking on doors to find deals.

My question is that if they can make the air conditioner work and it works to my satisfaction for the purpose of the home inspection, but is not working when I do the walk through on the day of closing, can the seller keep my $50K earnest money if I back out of the deal?
