Newbie owner taking over a dinosaur

I recently purchased a mobile home community. There is an on-site office. It even came with an on-site community manager. It did not come with electronic documents. Not one. All she has done for the last 14 years is make copies of the hard copies. There isn't even any electronic copies of the logo or brochure information. I didn't know I was going to be starting this job from scratch so I am hoping to find a property manager or owner that can share even just the basics with me. Anything. Pet policy, yard citation, late notice, park rules, etc.

Also, I really want to add an addendum to the lease for first right of refusal. I would like to have a lease to own option contract since the owner cannot "sell" to the people.
