The AIN group has a few wholesalers but I haven't met any from there that are really full time into it and experienced.

In either case, if this is your first auction, you should retain an experienced RE attorney who is well versed in dealing with foreclosures.  

More experienced borrowers will be able to get the most lenient terms but if the project has lots of equity, the borrower brings significant personal funds and they have a well thought out plan, less experienced buyers may also be able to get short term loans with no payments until the project is sold.

Additionally, if any experienced landlords have come across any other risks associated with student tenants I'm all ears!
