Hi Meribeth, 

Don't forget, you are not only looking for distressed properties, but also distressed sellers. That doesn't always show from the outside of the house. I am sure there are people with health problems, job problems, divorces, deaths in the family, etc where ever you are. Pick your area and keep looking and mailing. Good luck!
