We finished out (portfolio wide) at 58% in Jan (better than average), 78% in February (better than average), and are at 61% for March (our best month) but should finish 80-85%. 

The latter varies widely based on your level of experience and your relationship with the lender in the case of the HML.

MANY items are like that AND more importantly those values might differ WIDELY in different markets!

@Heather Gates, I appreciate @Bill Brandt's shout out.  1031 exchanges are like going two miles deep in a two foot wide creek! 

And there is a wide spectrum of syndication strategies that span a wide spectrum of risk versus reward.

Everybody has to eat so I'm not going to go into the ethics of it but you have to go into this eyes wide open that public adjusting like this is not, in my opinion, a job to use to get knowledge and experience in property management.  

And they can vary widely from one jurisdiction to the next. 

Any wide frame suggestions or is a townhome a bad plan due to the HOA ?

I recommend driving through it at night to see the disparity.
