@Ben Nelson from what understand inheriting tenants in general seems to cause unwanted problems, sex-offender or no sex-offender.

Aside from needing one additional dumpster (+$500), no more unpleasant surprises this week. 

  -  Law student.Apparently 'in good faith' means clearly taking what you wanted to keep but leaving your trash and unwanted items. 

This way they can begin to purge unwanted items even before they need to move. 

For me, good tenants boil down to one phrase, just "responsible and reasonable people".Although I think this description is true for most tenants, it has been an unpleasant surprise from when I started renting properties that this % is lower than I was expecting. 

If you are a jerk, beat them up for the mess they are making, and force them out, or make it so unpleasant for them that they leave, or simply don't renew, I bet that all you do is accelerate the cost of your next major rehab - and maybe by several years, costing yourself real money and a lot of anger. 

Rather then quote every job on a case by case basis or bill you after resulting in an unpleasant surprise, I will take a hit when its a bit tougher but profit more when things go smoothly.

If it is empty or empty except for trash/unwanted items you should be safe to change the locks and move on...

We also make it a point to check in more often and watch the property more closely until things settle down.Many years ago we had an unpleasant situation arise between two tenants in one of our duplexes.

To date we have done over 70 deals using  this format and have avoided any unpleasant suprises,
