I also suggest a drive-by so they are not unpleasantly surprised by the neighborhood when they to the showing, and just keep on driving by anonymously as I wait outside.

Hopefully, I'm wrong but if not take into account for the families "house-hacking", it's an extreme and unpleasant sacrifice with a majority likely not happy with it.

If you are not in a good neighborhood, you will not be attracting great tenants and sharing a duplex with someone can be a highly stressful and unpleasant experience, especially if the structure is not truly conducive to being a duplex.
