I'm wondering if anyone has had any luck negotiating bulk orders of flooring at a discounted price.

Making only $4000 a month for a capital outlay of $900,000+ is poor investment and so you would have to take a large discount in order for most note investors to get involved especially if these are second liens.  

If you are able to get REPS status, that would help tremendously.

However, it seems I can buy a shipping container of vinyl plank flooring direct from China at a significant discount.

In 2023, we found that we had to discount the pricing 5% from the Rentometer results because a lot of our rentals needed to come down in price before they rented.

This will definitely be my last...The hotel is currently getting rebranded and unit owners have the option to upgrade our rooms using the hotels "discounted and preferred" contractors for the "low price" of ~160k (again, the unit cost me 400k and is currently valued at ~340k).

It is a great, rapidly appreciating neighborhood, with the opportunity to buy at a discount and value add.

The more states that you are willing to buy in, the greater the pool you get to pick from.Generally, notes with properties that are in states that have longer timelines to foreclose will have greater discounts to account for the greater risk and longer time commitment.
