Effectiveness of cost segregation study with cheap houses

I want to start investing into section 8 housing, and I have heard a lot when it comes to cost segregation and the effect that it can have on one's taxes throughout the year. 

I want to know if there is a point where the cost start to outweigh the benefits and if I should just look away from this study all together when it comes to the houses I would be buying. 

The houses I would buy are around 100k - 150k and I know the study has its own cost associated with it as well, I just would like to hear the input from the BP community
