A "Pretty House" that is worth $200,000, will probably throw lower ROI than a bread and butter house, that is worth $60,000, in my area.This is all SFR discussion.

Hey @Brandt Tingen Too bad nobody has answered you here until now, however, this topic is my bread and butter and I would love to talk more about it.Have you considered buying a short term vacation rental in the largest short term vacation rental economy in the world?

It is definitely not like it used to be a few years ago, there is much more demand for my bread and butter rental properties and fix and flips....If I had access to more capital I would be writing 5 to 10 offers per week but for now I am limited in my resources and that is what is keeping me from writing more offers. 

I love the midwest flips, not a ton of competition, they are bread and butter 3/2 for small families, and a lot of inventory.

Similarly, of course the bread and butter is finding new management clients and prospects.

While on the surface I will say the hours might look less, but believe me haha there will be plenty of lost sleep over projects, stress, constant work-life balance issues that anyone in this industry can attest to.I move tons of properties throughout Philly and Delco, especially rows, they're my bread and butter deals.
