I've been sending direct mail - postcards, yellow letters - and have yet to get a property under an off-market contract after 10+ owner / seller meetings.

Can any one help me with the  template for distressed property taxes or postcard template 

Can I still send out yellow letters, postcards, door knock properties, and other forms of advertising to buy properties for my wholesaling and flip business?

We've tried different color envelopes, personalized vs not personalized, different verbiage in the letter, hand written vs typed vs postcard, all with varying results.

They drive all day, they send post cards, follow up which are really painful.

So I got an absentee owner lead through a postcard mailing.

 $430 for 1000 postcards.  

Fortunately, I am now in a financial position, which affords me the opportunity to attempt to direct mail specific targeted area/homes, out of state heirs, divorces, etc and would like some detailed feedback and commentary about certain specific steps of the process, and not just the general process as whole.I plan on attempting to send yellow letters, professional letters, postcards, and also follow up letters to owners in my target area, and specific homes that I see when driving around that look like they would be appealing to me.

I plan to send a nice letter to each in the beginning and then follow up every month or so w a timely informative post card.
