Encourage people to apply while at the open house; if they take the application with them the odds reduce significantly of getting the completed application.Good luck

Now working in real estate inxreasing the odds of meeting those people.  

Odds are those all go up.....Expense go up and rent goes down is the making of a bad investment for you.At best I would drop it and require them to have professional yard care be paid for by them..... even that would be a stretch unless my rent is higher than marketOpening the box of letting tenants dictate the rent is a bad precedent to start.....I might do this...1 year lease at $2800........ 2 year lease at $2700....

I was thinking about potentially painting the exterior and fixing up some odds and ends outside (the interior will be rehabbed and both sides in good rental condition by the beginning of December).Thank you for any advice.

That's odd; title companies on the west coast give agents/lenders/etc free access, which includes looking up real estate nationwide if it's a nationwide title company. 

*personally* (I'm an odd duck) I don't care about pictures, or income radius, or pages that talk about what makes San Diego great, etc.   

I sent the complaint to the old PM who had managed it for a few years, we never had this type of complaint and it seemed odd that it just cracked out of nowhere.
