The main idea of the exercise is to establish fair market value, not based on your opinion, NOI, requirements as an investor, etc. but rather based on what you can confirm/validate based on sold comparables ... this is the way banks and appraisers will do it for residential property of 1-4 units, and if you ever sell it this is how you will price it, so it is a really good exercise for you to become proficient at.
