LOLI sold 2 other side of the tracks POS rental houses  and both had problems while vacant and staged.

You could market it both ways and definitely take pictures while it is staged with the furniture.

I'd hate it to have a property depreciate at this stage in my life.High cash flow and little chance of less property value

Dear BP,I am in the last stage of Delayed Financing for a property I acquired in August of this year.

I am at the end stages of finalizing all the permitting and engineering designs.Now I want to look for equity partners.

I own the land and have enough for the house outright since it needs some work but will probably do the rehab in stages due to lack of capital.
