Basically instead of gifting money over time, he could buy/control an asset right away that we could all use and then gift it to us incrementally.My thought was he could fund an LLC with myself, my brother, and him as the partners in the LLC and then gift his interest over time at an amount that stays under the gift tax.

I've heard of wholesaling lease options, but could I wholesale, or assign a regular lease without getting in trouble.

If they regularly go for $90K-$95K (presumably "retail") why not put connect the realtor that sold those and ask if they have anyone willing to pay $80K?

I regularly attend the inland Empire real estate investment club it's on the 3 rd Wednesday of every month.  

there are a lot of deals going on in our market..you should check regularly to keep update. the prices have went up fast but we are starting to see a slow down and buyers and not that aggressive like they used to be :)Bonyton Beach,Delray,Boca Deerfield and some parts of pompano should work well for Vacation Rental..Good luck!!

Your website should to be just one part of an overall online marketing strategy including regular newsletters, blogs, webcasts, live events, etc. that will keep your rankings high on Google, and give you a way to stay in front of the investors you meet, all to help you build a database of well-qualified investors who are ready, willing, and able to invest when you find your next deal. 

I never really considered real estate as an option until one of my peers in class told me he started investing in real estate when he was 18, absolutely loves it and does not have to work a regular job to pay for his classes.

I seem to have a quasi-regular need for repairs on properties and can't seem to find someone reliable.
