Is it possible that the government fears that dirty secrets would come out if the insurance giant goes under.

Hey Everyone,My goal is to invest in Single Family Homes and Condos that I can rent out and eventually generate a decent amount of passive income.I’ve heard from many experienced investors (and moguls) that the best way to start out is start in your city, town or state because you will have a much better idea about neighborhoods, job market etc and would just need to drive around to get some leads.But I don’t have that luxury because I live in the San Francisco Bay Area where housing is a lot more expensive than what I can afford.I’m looking at purchasing properties worth $50-$100K where the mortgage would be affordable for me to cover out of pocket in the event I’m not able to have the place rented.

If I am not able to say No Felonies, what recommendations do any of you have that I put in my ad for the pre-screening process?  

What I heard was that the elimination of 1031, if it happens, would be tied to the addition of the ability to expense the entire purchase of a property in year 1.So the way I interpret that would be you'd have a large profit from a sale, but if you also purchased in the same tax year, you'd have a giant expense to offset the profit.If I'm correct, I think its a good thing.  

My best advice to stand out from the competition is that most real estate investors and realtors fear the hang up or are not able to locate correct phone numbers for the sellers they are looking for.

From a legal perspective, you basically posted a giant target on your back...However, if the workmanship looks good, you could press hard for price concessions and then go through the legalization process. 

The only reason I would not sell is if you are not able to purchase units in your desired areas.  

In the beginning though to train up those agents takes a ton of time and you are giving them some of your leads or are not able to do as many deals giving them your time.

If you are not able to do this work yourself, you'll have to hire a carpenter but it's not difficult for someone with experience.
